The monthly rent for the leased premises is fixed at $1800. The Lessee shall, however, benefit
from a temporary discount of $150 per month during the first 12 months of the lease term, reducing the effective rent payable to $1650 per month for that period. At the end of the 12-month period, the rent shall automatically revert to the base rent of $1800 per month, without further notice or adjustment.

All prospective tenants who submit a Promise to Lease shall be subject to income and credit
verification to be conducted by Gestion R&R. The lessor reserves the right to require the
prospective tenant(s) to accept and agree to the terms and conditions resulting from said
verification prior to the signing of any lease. Failure or refusal by the prospective tenant(s) to
